What we do

The whole exterior envelope, from one company.

Roofs, siding and gutters fail at the same places: the edges, the flashing and the joints between them. We handle all three, plus the repairs in between, so the roof-to-wall flashing, the drip edge and the gutter line are one crew's responsibility instead of three contractors pointing at each other. The owners have been doing this work, including storm damage and insurance restoration, under Arnold & Blanc Contracting; ABP is that side of it on its own. Anything beyond the exterior envelope still goes to Arnold & Blanc.

What to expect

The estimate is the start of the relationship, not a sales pitch.

  1. We look before we price

Someone from ABP gets on the roof or walks the exterior, measures it and photographs what we find. Estimates are built from that visit, not from a satellite image.

  2. You get it in writing

Scope, materials by name, what is included and what is not, and the price. If something changes once the old material comes off, you hear about it before it is done.

  3. One person owns the job

From the first call to the final walk-through, you deal with the same person, and that person can act on what you tell them.

  4. The property is left clean

Landscaping protected, debris hauled, nails swept with a magnet. The yard should look the same as when we arrived, with a better roof above it.

How to read an estimate

Two bids. Same roof. Same total.

Most roofing estimates are one line and a number, which is a promise to decide later — and the decisions left out of it are the ones that cost money. Here is the same job written both ways.

What most estimates look like

  • Tear off and replace roof, architectural shingles, haul away debris$16,000

Total$16,000

One line. Nothing here tells you what shingle, how many layers come off, what happens when rotten decking turns up, or whether the flashing is new.

What ours looks like

  • Tear off 1 layer, 32 squares, haul and dispose$2,640
  • Deck inspection; re-nail to current fastening schedule$560
  • Decking replacement allowance, 4 sheets at $95 (credited back if unused)$380
  • Synthetic underlayment, full deck$975
  • Ice and water shield at eaves, valleys and penetrations$1,285
  • Drip edge, eaves and rakes, new$625
  • Starter strip, manufacturer's own, not cut shingles$355
  • Architectural shingles, 32 squares, named product and color on the estimate$5,960
  • New step flashing at walls and chimney; new pipe boots; new valley metal$1,165
  • Ridge vent and cap, continuous$1,025
  • Daily cleanup and magnet sweep; permit$490
  • Final inspection, punch list and written sign-off$540

Total$16,000

Twelve lines. Every one of them is a decision we already made and wrote down, so nothing is left to be discovered on day two.

Illustrative example: a 2,600 square foot house, 32 squares at $500 a square. Not a price list. Your number comes from a site visit and depends on pitch, layers, decking condition and access.

The allowance is the tell

Rotten decking is the most common reason a roofing price changes mid-job. An estimate that does not mention decking has not priced it; it has deferred it to a conversation you will have with the roof already open.

Flashing is where roofs leak

Reusing old step flashing is the cheapest way to make a bid look competitive, and the most reliable way to give a new roof an old leak. If a bid does not say new flashing, assume it is not new.

Named products, not categories

"Architectural shingles" is a category with a wide price range. The product and color belong on the estimate so the thing delivered to your driveway can be checked against it.

Everything else on the house

Need more than the exterior envelope? Our sister company handles it.

ABP Roofing & Siding is deliberately narrow: roofs, siding, gutters and the repairs that go with them. Brick and stone, windows and doors, decks and porches, additions, kitchens, baths, basements and commercial build-outs are handled by Arnold & Blanc Contracting, the general contracting company we are part of. Same owners, same standards, one call to either of us gets you to the right crew.
